FSBO’S sell for far less than realtor assistant sale.
A survey done every 18 month by the National Association of Realtors (NAR) indicated that the smallest differential between FSBO’S purchase price and assistant realtor sale purchase price was in 2006 were the FSBO’s transactions sold for 14% LESS than the assistant realtors transactions!
Asking why???? The answer is simple…it is all about the kind of buyers that FSBO’s is attracting! The buyers who are shopping for FSBO’S are the retail buyers, the investors!!! People who the dollar is more important to them than the home!! People who pay top dollar for a home, the home is more important for them than the dollar.
FSBO’s do not know the contract!!
Investors are trained in special seminars how to write a contract as well as changing the contract in their favor while keeping the title “Standard Contract”.
Physical safety and security issues.

You can be the best sale person but you are the seller, and seller wants to sale for more, while the buyer wants to buy for less…can you imagine placing them both in the same room for negotiation??? This is exactly the reason that most FSBO’S transactions most of time do not close.
Most of the times, the legit buyers will hire a real estate professional for free (in most cases the seller pays the BB commission). This agent will show the buyer properties which are on the MLS.
So Mr. FSBO’s, you are likely to attract the “Bottom Feeder” that according the NAR survey, mentioned above, is the investors who carry a history of paying for less than the highly motivated, highly qualified represented buyer.
